Why buy a new home?

What kind of homes do you build?

Whether you’re a first-time buyer, looking to upsize or even downsizing, we have it all covered, with a range of designs and finishes to suit your lifestyle and budget.

What’s included in the base price of the home?

Our base price typically includes:

  • SMEG Appliances – Hob, Extractor, Fridge Freezer and Single Oven
  • Essential fixtures and fittings
  • Standard kitchen and bathroom inclusions
  • Turfed and Landscaped Front Garden

We’ll provide a full inclusions list, so you know exactly what’s covered.

How long does it take to build a home?

Build times vary depending on design and approvals but generally range from 6 to 8 months. We’ll give you a detailed timeline once your plans are finalised.

Can I visit the site during construction?

Yes, but for safety reasons, site visits must be arranged through the Marketing Suite. We’ll schedule regular updates and inspections so you can see your home take shape. This will normally take place at post board stage and the week before completion.

What warranties do you provide?

All our homes come with:

  • A Premier Guarantee 10 Year Warranty
  • 2 Years Defects through Kenley Homes
  • Warranty on fittings and fixtures as per manufacturer terms

We’ll provide full and all relevant documents in the Handover Pack on completion.

Do I need pre-approval for finance before I reserve a plot?

We will need to see your proof of funds at reservation stage, so we highly recommend you have either a MIP in place or are able to provide evidence of savings/equity.

What deposits are required?

A preliminary deposit of £500 is usually required to secure your chosen home, this is what is called the Reservation. This allows you to secure and hold the property for an agreed period of time. You have the right to cancel up to 14 days after the reservation and will receive a full refund. If the sale fails to complete or you withdraw after this timescale, your reservation fee will be refunded minus an administration fee of £250. A 10% Deposit is required at exchange of contracts.

Are there any hidden costs?

We’re committed to transparent pricing. Costs, upgrades, and government fees are discussed upfront so there are no surprises.

How do upgrades work?

You’ll attend a selection of appointments where you can choose upgrades for finishes, appliances, fixtures, etc. We’ll provide quotes for any upgrades you select.

Are your homes energy efficient?

Yes! Our homes are designed to meet modern building regulations, we offer energy efficient appliances, insulation, UPVC double glazing and PV solar panels.

Do you offer post-handover support?

Absolutely. Our Customer Care team is available to address any defect for the first two years after completion. We also schedule in meetings on day 3 and day 7 post completion for you to raise any snagging with a further meeting on the 28th day to make sure all items have been addressed and closed out. You will then be handed over to our Customer Care Team for the next two years in case of any defects.

What should I do if I notice an issue after moving in?

Please contact our Customer Care team, and we’ll assist you promptly. Your peace of mind is important to us.
